Sometimes when trying to obtain your dream investment, there are difficult situations to overcome but with an experienced Broker, they can confidently guide you through these difficulties. This is what happened with one of our Client’s.
A client was investing in a BTL property and changed her mind at the last moment to purchase a larger more expensive property when it became available at short notice Whilst we were quickly able to substitute the larger property with the Lender and the Valuation was carried out within 3 days of submission of the Application, the Valuation uncovered a Damp problem at the property. As a result, the Lender required a Damp and Timber Report and a Retention.
Solution
We promptly took responsibility in solving the issue by contacting the Estate Agent and expediting arrangements for them to obtain a Damp and Timber Report on the property. Once this was obtained and provided to the Lender, the Offer was issued within 3 weeks.
